• Assist you in preparing your request/application loan modification package.
  
  
• Insure the package includes all documents and information your lender requires.
  
  
• Insure the package is forwarded to the appropriate party.
  
  
• Retain proof of its receipt by your lender.
  
  
• Wade through the morass of lender bureaucracy; including but not limited to infuriating, time consuming call systems, understaffed departments, antiquated policies and procedures, lack of knowledge, etc.
  
  
• Negotiate the terms of a modification with your lender.
  
  
• Memorialize and retain an activity log of our contacts with your lender.
  
  
• Retain proof of loan modification application if later required in foreclosure defense or bankrutpcy matter, memorialize lender actions; including those that may indicate bad faith, including but not limited to claims of non-receipt of documents, claims of lost documents, no response, excessive delay, unwarranted requests for additional documents, etc.
  
  
• Timely communicate all modification offers or denial.
